Spent a long weekend to celebrate my 60th with family. Perfect place to just enjoy time together. Warm, well equipped kitchen and the snooker room and games summerhouse were lots of fun.

The Norfolk countryside is beautiful and the surrounding area to the barn is very peaceful. However, mobile phone signal strength is weak and sat navs are very confused, which caused several problems finding the way home after dark. There are several stately homes to visit and walks on the North Norfolk coastal paths are numerous. The Holt to Sheringham Poppy line was a great steam train ride and of course the Norfolk Broads are nearby. The Martham Boatyard team are a delight and the day on the water was very enjoyable. Courtyard Barn is spacious but it needs updating and health and safety is not taken seriously, resulting in 3 members of our family falling on a very dangerous step in the dining room. This could have been prevented quite simply by adding a high visibility caution strip. The kitchen is poorly planned and again there are danger zones. The Aga is small and old and not adequate for a large family, and equipment and utensils need to be replaced. Lighting is poor throughout adding to dangers, especially in the kitchen where lightbulbs were missing.. We were a family group of 5 couples, and the upstairs bedroom is totally unfit for use by adults, teenagers and children. Access is dangerous and one couple sadly had to sleep on the floor in the children's games room instead. Unfortunately, Richard proved to be a greedy businessman who held on to our security deposit for 3 weeks before returning it, despite our asking several times, and charged a grossly exaggerated rate for returning a charging cable which was inadvertently left behind. Only one door key was given for our group of 10 adults, and when asked if we could have another, we were told 'no, because too many guests lose keys'. This resulted in our family being locked out on at least two occasions. We would not recommend staying at Courtyard Barn.

The location is amazing for people with transport. The horses and stables on site was an added bonus. The barn is amazing. The huge open plan space is brilliant for a large group. Richard and Victoria are always available and very friendly, but leave you to your own devices. The barn was ideal for a supported holiday for people with learning difficulties and/or reduced mobility. The "upstairs" bedroom is only suitable for children, in my opinion. I would definitely visit again and recommend to anyone. Thank you Richard and Victoria.

Booked this beautiful barn for a family holiday and it certainly didn’t disappoint. The barn is beautiful and very spacious. The snooker room proved very popular. There was something for everyone. Hot tub for the ladies and swings/slide for the children. Lots of places to visit and we went to a beautiful little pub in Reefham called The Crown. Amazing value and choice. We all loved it so much we’ve already booked for next year. Thank you very much Richard & Victoria

Eight of us spent 4 nights here and had a brilliant time. The barn is sooo large - even more so than the photos show. Warm, very well equipped and just easy to be in. We enjoyed the snooker table and the hot tub. Our friend is now in a wheelchair and she found it ideal. Excellent location as so close to many local attractions.

What an amazing place, so lovely and quiet and such a beautiful home. Everything has been thought of by the owners, beautifully presented and so comfortable. The hot tub was a huge success for us all. We would definitely look at booking this property again with family and friends.

Courtyard Barn is exceptional for large family get togethers. The huge dining table and well equipped kitchen make catering for everyone easy and fun. It was great to try out Aga cooking. The bathroom situation is not as described above, all the bedrooms are ensuite except the attic room. One bedroom has the bath, the other 3 have shower ensuite and there is a further toilet and shower in the utility at the bottom of the attic stairs. So there are 5 toilets, 4 showers and 1 bath which is better than I had thought. Owners are very friendly and helpful and surrounding area is beautiful.

Courtyard barn is situated on a country lane in a beautiful countryside. The whole property is a cluster of old barn/farm buildings, but each very private. The barn has 5 bedrooms all have own bathroom, perfect for a mixed party or a large family. There is bbq area, hot tub or two, full size billiard table, wood burning stove for chilli nights, Aga to make delicious meals. Two separate outdoor sitting areas, child play area - everything one could possibly need during the stay. I was pleased to find a bunch of solar panels on the roof (our family is very planet conscious), the whole house is fully electric fed by the panels. I was offered to charge my Tesla, which was very helpful. There is a socket outside or we used a socket inside the games room, with lead through the window. Within the property itself if you looking to spend the time with friends or family you will have plenty to do all together or have quiet moment to yourself at times, as there is plenty of space. There is a couple of villages short drive away and coastline not far. Plenty of areas to explore on foot or by car…both owners were excellent hosts and communicated well before/during our stay. We had most wonderful stay! I was so pleased to find this gem!

We have just had a wonderful 4 night break in the Courtyard Barn. Everything was as advertised and were I to write a comprehensive review it would be a repeat of all the GOOD things that have been made by previous occupants. Richard and Victoria were lovely people and if we had had any "Niggles" and voiced them I am sure they would have been attended to straight away. The truth is we did not and after leaving we received an e-mail asking if there was anything that could be improved upon for future guests and we struggled to come upwith anything a testement to the organisation of the rental. We would have no hesitation in reccomending this property for a holiday be a base to travel from (as we did) or as a get away for relaxation. The local information was very useful and the list of dining options in the area a very helpful touch. We visited both the Feathers (tables very well spaced apart in a restaurant setting) and the 3 Horseshoes (a more country pub feeling) twice and found them to serve a good variety of quality food and were Covid compliant. To sum up we really enjoyed our stay at the Courtyard Barn and would return with the confidence that we would have another great time. Many thanks to Richard and Victoria.

This is an exceptional place to stay. The accommodation is fantastic in every respect. The range of facilities, such as play equipment for the kids, the kitchen through to the hot tub, is brilliant. The owners are very friendly and helpful. If you are looking for a quiet hideaway in North Norfolk, I can't speak highly enough of Courtyard Barn. I'll leave you with my five year old granddaughter's assessment: "This is the best holiday ever". Alongside the hot tub, her favourite element was the horses. Thanks Vicky.
