This villa was great for our group of 12 people. The house cook Suzie is awesome. She makes the best meals and is available to handle all the meals, and house needs. the house van is worth using if you have a group as it is cheaper than all the cabs you will need. The rooms in the basement were small and the beds were hard. The pool was great, but the house is not as close to the beach as we expected. It is actually not walking distance. The water pressure was poor when everyone uses it at the same time and the house was relatively hot in the common area. Even with the minor issues like the TV's not working having Suzie and staff cook the meals was great.

So run down and nowhere near worth the money charged. Negatives: Two tv's not working Pool table room smelt musty and damp Filthy kitchen cupboards Cold showers with little to no water pressure One toilet roll per toilet and the rest were locked away! (as were extra towels - all locked away) Towels looked like they were purchased in 1980 and definitely need replacing Air conditioner leaked all over our pillows and bed To say a bbq is available is a joke - again purchased in 1980 and needs replacing Rubbish bins dirty and broken Mirror in one bathroom broken and not repaired Basically no money has been spent on maintenance of this property let alone any quality products being provided eg cheapest toilet paper possible, no kitchen tea towels provided etc. You could spend half the money and get better quality elsewhere.

The Villa Staff were great, right from the start welcoming us, amazing meals put on for us, helping us planning the rest of our trip with recommendations of where to go and where not to go. The Villa was a good size however only bad point would be the 2 twin rooms, they were kind of tucked away in the basement one of them with only one small window and signs of damp. the rest of the rooms were perfect. Would highly recommend. The location is a bit away from the town centre but a 2 minute walk down to the bottom of the hill and there is plenty of tuk tuks passing that will take you anywhere you want to go.

Villa manager and her staff are very friendly and helpful. We watched fireworks on the new year eve, which is a surprise to us. Not to mention the food are great too. Thanks a lot for the hospitality from all the staff there!

The villa was fantastic, with more than enough room to spare for the number of people we had with us. Is a great place for either a full holiday or even to use as a base camp and venture out each day, its close enough to Phuket that you could walk down to the beach if adventurous but Taxi's are easy to find, cheap and plentiful. The staff provided an amazing service and the food they prepared for us was delicious. In short a fantastic holiday destination, and a great place to call home while your on holiday.

- Good environment - Nice view - Swimming pool is cool - Service is good - Barbecue is good - Good transport service between the airport to the villa, but when we go back from the villa to the airport, we were charged, which was not supposed to happen.

10/10 will go again. Service is impeccable and the place is great. Rooms are huge and very clean with personal bathrooms.

This was our second stay there as a group (previous stay was 2 years ago). The group of villas makes it easy to cater for a large group and even allows growing the group by adding a villa last minute if it's available! I stayed in the 7 bedroom villas but we also had our group in the 5 and 3 bedrooms villas. The 7 BR villa was the central hub for the whole group (20+ pax) for most activities (breakfast, dinner, etc.) even though they're all equipped very well; but the main villa is big enough to cater for a big group. The staff was great, stocking up on food and beers ahead of time, they even received a delivery of craft beers a few days before our stay and had it chilled in ice boxes and friges ready for our arrival! Food was great, they managed to cook up feasts two evenings in a row! The villa is spread over 3 floors, the lower floor has a bit less of a view but has a games room (pool table), the bedrooms are a bit more basic there compared to the standard of the rest of the villa (which are all pretty good!). The main floors have a decent view (but the best view is from the 5BR villa). One of the side of the pool looks out to a part of the hill that seems to be under construction (but not active, there were no workers or noise), so it is a bit less interesting (nothing jarring, but some concrete foundations and construction artefacts), but the larger side of the pool looks down to Patong and the sea, so it's mostly fine. The villas are located up a hill off of a rather busy main road, so it's not the most convenient to get around by foot, but it's a very short tuk tuk ride to patong and they can even arrange for scooter rentals. Overall, it's one of the best ways to spend time in Phuket with a big group: no worries, the staff caters for all your needs and there is plenty of room for everyone to do what they want.

The villa staff would allow you to choose almost any sort of food available in the markets and cook them for you. The best part of that is the cost of it is only about 15% of the original cost of it in the grocery market! Food tastes awesome as well. As far as the environment goes, the villa was perfect, great swimming pool and leisure rooms. Service wise, they were awesome. The food cooked tastes good, staff were friendly and available most of the time to help with almost anything.

Quiet, confy and spacious villa. The staff were very accomodating and the food was simply amazing. I would gladly recommend this place to my friends and familly.
