Upon our arrival, the receptionist informed us that there's overbooking shown in system, initially suggested to transfer us to another villa to stay for 1 night and check out again to transfer to another villa, what a ridiculous solution! We refused of course as we all were very tired and we arrived here first than other 'guests' who booked on this villa the same time. Contacted the so called owner/manager Wade I, she pushed the issue to tripadvisor for the overbooking and asked us to contact them! Finally we gotten our villa after waiting for 1 hours plus in the lobby without any amenities provided, water at least please! The Villa is actually a double storey house, if more than 3 people using the shower at the same time, water pressure will become very small. The tiny pool looks it hasnt been cleaned for ages. Beware of the motobike rental shop that just outside the villa, its very expensive and will ask to keep your passport until upon return of the bike (which im not sure on other shops if they do the same) Lastly, we booked our phi phi island tour from the villa, 1600Baht per person (we have 9 of us). After the tour we found out outside charge even cheaper, can get you 900Baht per person only due to low season in june! We feel like cheated and the tour itself very boring and rushing. We would not recommend this villa to others of course.

Our housekeeper Ning was a GEM! Between her warmth and Pat's attention to detail, we were not disappointed. Pat was gracious in helping arrange taxis to pick us up at the airport so we weren't stuck with our midnight flight arrival. The home was kept spotless and no request left unfulfilled. There was more than enough room for the 11 of us and, if you choose to stay here, I am certain you will not be disappointed. Of course, the five children enjoyed having the pool available -- please note, it is a PRIVATE pool and not shared.! The place is a little difficult for taxis to find, but Ning was most helpful in communicating with the drivers. Great central location to all of the areas we wanted to visit.

I stayed here with my wife, brother and several friends, the house is in a perfect location, tucked away on a side street or soy, walking distance to the Mall, and if you're at the mall might as well walk to the beach, the house is clean and well kept, internet and all appliances worked perfectly, the staff including the owner Sam are amazing, anything you need they can get, we went during the coupe de'tat and we got there late at night, there was a curfew and the owner went out looking for us, really nice guy, the pool is great, there are not many people around so you will have a quiet vacation, everything is very close, food is great around the house, we had the best time there, one of the best vacations I ever had, and if you don't believe me here is the proof and you will see the house in the video https://vimeo.com/102494795

Facilities were nice and good location staff seemed very nice and sucky and the start. First night in large amount of money stolen from the in room safe causing one guest to fly home early. The house next door to us also had money stolen from them the same night definitely an inside job. Staff were asked to and witnessed locking our home as we left, when we returned doors were open, No strangers had access to the safe only staff with their keys they say are only accessible and safe with them. Owners provided no help at all and clearly did not care at al. Both owners lied to everyone, would not recommend any to trust this place definitely not worth it, they basically ruined our whole holiday!!!

Was encouraged to stay here by other positive comments from previous guests. The negative comments must come from people with personal problems of their own. Perfect? No! 5 Star No! - and neither was such claimed. There were 8 of us including a 6 month old baby. 3 generation family and the villa was ideal. Quiet yet easy distance to the hussell & bussell of down-town Patong. Beds & linen changed every day and floors wet mopped. Some plumbing 'curiosities' but otherwise plenty of hot water for showers. lots of space and clean. The fellow called Fred, who turned out not to be in residence but with Booking Dot Com, was very difficult to communicate with (only email) If I owned the Villa he would be 'kicked for touch' He repeatedly failed to reply so I was never too sure where we stood with the booking.

We have just returned from staying in this villa and had a great time and the villa was a great size for the 7 of us. It was clean and the beds and towels were changed everyday. The villa was in a quite street and with a 20min walk to Bangla Rd it was close to everything also. Thankyou

We found this place great for our family holiday. We stayed in the detached double storey 5 bedroom villa which we had all to ourselves There was plenty of room for the group which consisted of 5 adults and 6 young children (ranging from age 2 - 10). In fact there were beds spare. There are several large beds and the kids loved the space and sharing beds. While it is not 5 star accommodation and is not advertised to be it was kept clean and tidy. Certainly good value for money. Things were not perfect on our arrival like a couple of light bulbs needed changing, toilet flush needed repair and back door lock required fixing. However, were not critical issues as there was plenty of lights, flush still worked (handle required repair) and back door still had an alternative lock be it from inside only. Also when we informed the reception they did sort out the issues promptly. The guys on duty Ron and Sammy were very friendly and accomodating. Some things like an iron and toaster were missing from the villa but you let the guys know and they'll get what you need straight away. In terms of location don't expect a beach resort style location it is tucked away in a small quiet local street away from the hustle and bustle. Yet it is a short walk to the main Jungceylon shopping center (less than 10mins walk) and Patong beach is not too far by walk either. There is a 24 hour supermarket called super cheap less than 2 minutes walk from the villa. The local neighbours were friendly. The family opposite had a tuk tuk (taxi) which was able to carry all 11 of us with ease. Having said this there are plenty of tuk tuks nearby. Note: like with most things in Phuket you need to make sure you bargain a price for the ride. All in all a pleasant stay and gets the thumbs up from all that stayed there.
